To list your property with Fair Agent Realty, start by registering your property on our website. During registration, you can choose the service tier that best suits your needs: Essential Service, Full Support, or our Fair Agent Network Referral program. If you're unsure, simply register and request more information to help decide the best option for you. After registration, you'll be guided to complete an online listing questionnaire, providing all the details needed to list your property on MLS® and Realtor.ca. Our team is ready to assist you throughout the process, ensuring a smooth and efficient listing experience.

A cooperating brokerage is a brokerage, other than the listing brokerage, that has a potential buyer for your home.

Yes, your listing will get full exposure on Realtor.ca and local MLS Real Estate Board’s across Ontario.

When listing with Fair Agent Realty, determining your home's price varies with the chosen service level:

  • Essential Service: You'll have tools and resources to research and set your price. We provide access to market data, including comparable listings and recent sales, to inform your decision.
  • Full Support: A Fair Agent Realty REALTOR® collaborates closely with you, utilizing in-depth market analysis and expertise to suggest a competitive listing price.
  • Referral Network: If you opt for our referral network, the agent from the network will use their market knowledge and analysis of similar properties to help set the price.

Regardless of the tier, Fair Agent Realty ensures you have the information and professional guidance necessary to set a price that reflects your home’s value and market conditions. In the end, you call the shots and Fair Agent will always support your pricing objectives.

Regardless of the service level you choose at Fair Agent Realty, the process of showing your home varies based on whether the interested buyer is working with a Realtor or not:

When a Buyer is Working with a Realtor:

Regardless of whether you've chosen Essential Service, Full Support, or the Referral Network, the buyer's Realtor will handle the showing after coordinating with you, the seller.

For Buyers Not Working with a Realtor:

  • Essential Service: You, the seller, are responsible for showing your home. The arrangements for showings can be made directly with you or through the Fair Agent Dashboard.
  • Full Support: As with the Essential Service, you will show your home to buyers not working with a Realtor. Fair Agent Realty facilitates these arrangements and follows up for feedback and offer assistance.
  • Referral Network: If you prefer not to conduct showings yourself, the Referral Network offers a solution. This service connects you with traditional full-service agents who handle showings as part of their comprehensive service, all at a fair commission.

Our standard listing agreements are for 4 months in length. You can suspend your listing at any point throughout the listing period (at no charge). You can cancel your listing agreement at any point after the initial 60 days (at no charge). We are here to help and will always work with you based on your specific situation. For our Referral Network sellers, this will be addressed directly with your Referred Realtor based on their brokerage policies.

The process for handling offers varies based on the service tier you select:

  • Essential Service: If an interested buyer or their Realtor wishes to submit an offer, they will contact you directly. You will manage the offer and can seek guidance from Fair Agent Realty for review and negotiation.
  • Full Support: In this tier, Fair Agent Realty takes a more active role. If a buyer or their Realtor wants to submit an offer, they will notify us. We'll work closely with you, reviewing and negotiating the offer to ensure the best possible outcome.
  • Referral Network: Offers are handled by the Realtor you're connected with through our network. They will ensure that all potential buyers have the necessary information to make an informed offer and will manage the entire negotiation process on your behalf.

In all cases, Fair Agent Realty ensures that potential buyers have the necessary information to submit informed offers.

Yes you can! Simply contact your Fair Agent and we will take care of the paperwork! If using our Referral Network, your referred Realtor will assist.

With Fair Agent Realty, no hidden fees and transparency in pricing is key across all service levels:

  • Essential Service: Commission is as low as 0.5% upon sale. Optional costs for photography, staging, or additional co-operating brokerage commission are at your discretion.
  • Full Support: Transparent pricing with a 1% listing fee and 1% for cooperating brokerages. The CB Flex Rate allows flexibility in offering more to cooperating brokerages, but Fair Agent Realty will never collect more than 1% even when we work with the buyer. Any optional costs for photography or staging are at your discretion. Professional photography is not required.
  • Referral Network: A clear structure of 1.5% + 1.5% commission. You can discuss offering more to cooperating brokerages with your referred Realtor, ensuring clarity and control over your costs.

In each tier, the choice of commission for a cooperating brokerage is yours, ensuring you find a balance between fair compensation and personal comfort.

Fair Agent Realty's model empowers sellers to control the sale of their home, including the decision on real estate service fees. We advocate for cooperation with other brokerages and encourage our clients to negotiate a mutually agreeable fee with agents who bring buyers. Realtors interested in a Fair Agent Realty listing should first review the Realtor remarks on the MLS for commission details and whether direct contact with the seller is permissible. Commission offerings vary as they are determined by the seller, in line with their service agreement with us.

Today’s home buyer is more proactive than ever. Long gone are the days of home buyers waiting for and relying on a REALTOR® to provide a list of potential homes to view. Home buyers are seeking out homes that fit their criteria via Realtor.ca and actively requesting a viewing either directly or through their Realtor. 40% of all Realtor.ca visitors claim they are not working with a Realtor. Meanwhile, buyers who are working with a REALTOR® may already have an agreement in place with their REALTOR® for situations such as purchasing a private home for sale or where commission is not offered, ensuring suitable compensation for that Realtor. Last and certainly not least, any agent who avoids a suitable home for their client is obviously not working with their client’s best interest in mind and goes against the REALTOR® Code of Ethics which we are obligated to abide by as professional members of the Real Estate Council of Ontario. At Fair Agent Realty, we offer a unique approach to working with cooperating brokerages through our CB FlexRate. Unlike traditional brokerages that often set a fixed commission fee, our model gives you complete control over the commission you offer to a cooperating brokerage. This flexible system means you can decide how aggressively to market your home, whether through a flat fee, a percentage commission, or no additional commission at all. Importantly, Fair Agent Realty commits to discounting or not accepting any additional commission offered to a buyer's agent, even when we directly work with the buyer, ensuring you maximize your savings.

A 'mere' listing typically refers to a basic property listing on the MLS. It's a basic service that offers limited to no support and involvement in the selling process.

Fair Agent Realty's service agreements, on the other hand, offer a more comprehensive approach. These agreements, available in our Essential and Full Support service levels, provide significant exposure on MLS and Realtor.ca, along with additional support in various aspects of the selling process.

  • Essential Service: Offers sellers control over their sale process with significant exposure and support for a low commission of 0.5%. This includes MLS listing, automated buyer engagement connecting sellers with interested buyers right away, and listing management via the seller dashboard.
  • Full Support: Provides all the benefits of the Essential Service, plus additional hands-on support from Fair Agent Realty in handling inquiries, offers, and the overall transaction process.

Unlike a mere listing, these agreements offer greater involvement, guidance, and support, making them a more robust choice for sellers seeking a balance between autonomy and professional assistance.
